Another white limestone floor. This was a brand new install and had problems from the get go. The contractor did an awesome job installing it. But unfortunately the nature of white limestone floors are, you can see traffic areas right away. The matter the finish the more it tends to grab dirt and oils from your feet.

We have been trying different products and methods of honing to help surface of stone become more resistant while keeping and matte/satin finish. Every stone and floor is different and can have it own challenges.

We work hard to have great results.

This material will need an ongoing maintenance schedule, a little more than the other materials. But it’s a beautiful stone if properly maintained.

PORCELAIN LANAI, LAHAINA MAUI

This home in Launiupoko sub has a beautiful porcelain lanai. It had some moisture issues under tiles, which caused a lot of efflorescence and deterioration in grout. Also had areas where standing water collected from irrigation. We approached it with a good deep cleaning. We cut out all the floor grout and color matched new to original color. We also patched some of the edges where we suspect water from irrigation getting between substrate and tiles.

We sealed it up with some Dry Treat stain proof. Irrigation is diverted away from lanai. With proper maintenance this tile and grout lanai should last for many years.
